Cash flow is important but the others hold an equal piece of the puzzle and I dont always do a good job of highlighting them to buyers...

Another important piece of the puzzle that warrants mention is that it seems the property has two separate loans attached to it.  

Ideally the next piece of my puzzle would be a property manager with a realtors license.

I have researched for the past 2 years and I believe this will be the last piece of the puzzle before I dive in at the age of 24 years old!

We are hanging onto our current primary to turn into a long-term rental so I guess that's an additional piece of the puzzle.. it's getting a little complicated!

Lolso suppose a property is selling for 65,000 and seller is asking  down payment  of 65,000 and the ARV  of the home is around  90,000. give or take I believe , I become puzzle  when Fannie or Freedie own the loan on the property.  

I’m a bit puzzled on acquiring a property from a distance and any tips on this topic would be much appreciated.

Rental comps and CMAs are important but they are only one part of the puzzle.

When you have his piece of the puzzle it will make it easier to figure out what you need to do.
