@J Scott Based on our current income and expenses (we are house hacking a duplex) I do believe we could have the necessary capital (~$35k) in 18 months to secure conventional lending but global markets could shift.

The debt service ratio is typically 1.25 but it will depend if the lender is utilizing a global debt service ratio (includes your income and expenses) or if the lender debt services on the property only.
