In 2016 we saw a new trend of prices surging in the suburbs and slowing in the city center during the last half of 2016, reversing a years-long trend of urban neighborhoods leading the market with big price gains.At this point the smart investor may want to look to the suburbs...Also, the 7th ward is huge and is comprised of several distinct neighborhoods.

I bet your warranty would be void anyway by using soap, by placing the soap directly on the tub, or anything else that falls into the normal use of tubs.

If you contract to buy a pallet of dish soap and then assign that purchase contract to someone else (so long as the contract did not have verbiage preventing an assignment), then it is fine and perfectly legal but when you involve real estate, that is governed by another authority, i.e. the local department of real estate which is where additional rules and regulations come into play.Having a real estate license is the best way to protect yourself as a wholesaler but that is not the ONLY option to do it legally.So in summary, wholesaling or assignments are NOT illegal but you can certainly perform an illegal wholesale transaction through an assignment clause in states that have laws against it (which is most).
