Reserve cabinet in kitchen for each room and set a schedule for clean up.. rotate chore chart, like week 1 ,,room one does bathrooms, room 2 does all vacuuming, room 3 all trash out to curb, room 4 mowing and rotate..

Cosmetic could mean a coat of paint or it could mean everything's there but beat all to hell - cabinets old and tore up, holes in doors, etc.

I have pulled sold comps and given those to appraisers, but the truth is your soft close super nice cabinets that you paid a premium to have installed do not really add a huge value to the house.

the nature of the soil there is your foundation could be good one day.then you literally wake up next day and you have a shift and cracked foundation and walls and your doors won't close cabinets hang crooked your tenant is not happy.. may never happen but more than likely it will.. as stated every single property I financed there had money in the budget for foundations coping and wall repairs plumbing... waste line to the street those all get cracked and or leak when the soil moves..

If those cabinets have good boxes (i.e. plywood) and you want to save costs, you could re-face them (or maybe even repaint).Alternatively, if you replace the cabinets, I would look for ones with good quality boxes that you could reface down the road.

The cabinets that will be installed in the kitchen are custom white shaker cabinets (solid wood boxes), and there will be a large 8 foot island with a large sink farmhouse apron sink.
