If you are going to build a shelter, maybe set aside some space for another charity to come in and put in a soup kitchen type of facility to feed your homeless population on the site.Just my 2 cents.

I am not seeking to charge each tenant, only seeking to remotely monitor each buildings water usage to identify costly waste/problems early as possible.

We've had clients over the years who love Bronzeville & Hyde Park and have purchased large buildings with condo quality finishes or updated the buildings & are cash flowing while living in the building.

Most will never understand the hard work, sacrifices, risks, and stress that comes with building a successful business of 28 units from the ground up.

I did one last year to swap from an “older property” built in the late 1990’s to a new build  I didn’t run out of reasons, but you get the point.

If people want an area to build with understanding day 1 may not cash flow but in 10 years you will be in a really good spot the area I believe is perfect for that.

A lot of times its real estate agents or investor/agent hybrids that build youtube channels for their local market and CRUSH it. like multiple deals a month.

My goal is to learn as much as I can, connect with experienced investors, and start building my portfolio.I believe wholesaling offers a great opportunity to get my foot in the door without the large upfront capital required for traditional investments.
