Very attainable. 

I would like to accomplish this through purchasing multifamily properties or distressed single family houses.I know this won't happen overnight, but I believe this is attainable in a 4-6 year time horizon by making the right decisions.  

My projected rent growth is not primarily due to the housing shortage, but is due to increased risk placed on LLs due to rent control and the desire by under market rent properties to attain market rent as soon as the rent control regulations permit (5% plus local inflation for multi-family, SFR no limit).Good luck

Are any of you investing in markets across the country that have attainable returns for your upfront cash??

The first part shouldn't be that difficult to attain, but my business bank may give me a hard time with the guarantee.

A major mistake and time waster for inexperienced investors is concentrating so hard on a strategy” that if a potential seller seems amenable to that strategy they ignore the more central question of whether or not that property at the price and terms attainable is a good investment.   

Her parents’ house might (unlikely but perhaps) be attainable TODAY for a measly 8k with an FHA loan!

The price point in not too realistic for A/B/C grade properties in decent areas, but is attainable with careful planning in not so decent areas.

I haven't invested there myself but beach adjacent property is surprisingly attainable and there's a durable market for tourism there.

It's usully like 2 or ridiculously easy to attain other ways.
