Hi members, I'm a long time listener of the podcast, first time visitor of the site.

We have a lot of visitors each year to Bar Harbor and usually people want to stay close to town or stay on the island.

@Mark Miles Have you thought about call the local Visitor Bureau for each location? 

Both of these options would assume Hawaii tourism recovers in a reasonable amount of time so that the visitors return.Message me if you would like to chat about those or the general market.   

@Matthew Forrest - you asked a good question, and there are three main reasons why I'm looking outside of Lake Arrowhead: first, I'm looking to diversify my properties (to even out cash flow and reduce exposure to any one particular area or type of visitor); second, because I'm looking to have an assortment of places I and my [extended] family can enjoy on occasion; and three, I am looking to build a broader base of knowledge to best serve me going forward.

That was one reason I wanted to do this model - it's so fun to read the great reviews about how much our guests loved staying in our property and letting visitors enjoy Colorado Springs!

In 2014 our members attracted almost 1million visitors to their sites and are converting over 13,000 leads per month through Carrot.

The area is known for its beautiful scenery and endless recreational opportunities, making it a popular destination for visitors year-round.The vacation rental market in the Lake Travis area is strong and has the potential to yield high ADR (Average Daily Rate) and occupancy rates.

Also nice being able to keep an eye on packages and any unwanted visitor activity, the latter of which you get much less of because of the deterrence effect of the cameras themselves. 

The issue is that there are pockets of restrictions all around Lake Hamilton so it would pay to have a local agent right away who is familiar with the STR market around there.Hot Springs National Park has around 2m visitors a year so that will be a big draw.Crime is on the higher side vs other areas of the country, but that is pure statistics.
