He has 5 markets (MSAs) he invests in and it was interesting listening to him talk about each market and what's cooling down and what's warming up, what's better now in a more defensive position versus aggressive positions. 

My brother was 82nd Airborne and I've worked with a lot of Vets and one universal issue I have found is the military environment is not conducive to building and maintaining credit depth or history.

I would understand and offer an early termination clause if this was a yuppie area condo, university type apartment, or really any rental $2000 and under.

Trader Joes 5 minutes, WF 10 minutes walk, so is a major university. 

Haha....I have one on John Street by the University (practically on top of the Expressway) and I have one on the 1100 Block of South Harlan.  

I've seen it a couple of times, and it was obviously worse when the weather was warmer and it's barely warm at all right now.

This location is on the edge of the town, but within reasonable driving distance and has a university bus stop.I do not know why there were $15000 in maintenance last year, but i will find out.I have some major reservations since there are a few uncertainties about this one, but I was hoping to get the opinions of more experienced investors.What concerns should i be aware of?
