I'm starting scouting tomorrow, and just wanted some feedback on this process:1) Look for houses for sale in the area2) Determine sales prices, what prices I'm looking for, what it should be based on the area3) Determine which are for sale by motivated owners4) Figure out the paperwork necessary, how to do the paperwork, necessary to structure the deal how I'd want it.

I do everything from the scouting to the eviction, rehabb and flip.

The problem is Meridian, MS according to neighborhood scout is a negative appreciation market for this century (meaning the appreciation rate is less than the inflation rate).  

Neighborhood Scout is good, but there is a fee for all the access.Forth, start building a team in the area.

From scouting to purchasing to renovation to operation.

I'm planning a scouting trip to a couple of markets (any locals have suggestions?) 

I won't put weeks into scouting and negotiating one property, I could do several deals in that time.
