I actually hired this tax company in the Fall of 2021 to do my 2021 return and continued using him for this year (2022 return).

He has cultivated relationships with hedge funds to purchase notes, with property preservation companies to assist in the care of the collateral and servicing companies to service the notes and facilitate the work outs.

But by putting the properties into the business name you can avoid having the debt reported to personal credit so long as the funding lenders servicing company allows for it.

Under this idea, you'd need to see if the Health dept has any restrictions for your septic system (which i assume you have) and if the power company would meter the 2nd unit separately. 

It's not a great pickup for a property management company as you know. 

As we have 100+ year old trees on the property, as well as a pond and year round stream, I think it could also be used for a tiny-home or tiny-office (commercial) community, which would allow me to maintain control of my property long term and providing recurring revenue to me (my company). 

It might take a couple of years for you to really be in a place to go on your own, but a mentorship, internship, or even just getting hired at a larger flipping company would be a huge value to you just getting into this all!  

All the companies you mention are primarily turnkey companies.

There are multiple billion dollar companies dumping money into the city, such as Intel, Google, Honda, and Amazon.
