Weather cools, people are busy with school, resting from summer, prepping for the holidays, etc.

Many people don't listen to others who know and are just so excited to invest they jump on bad numbers.

Maybe you  can try a joint partnership with an experienced Investor/flipper and get your feet wet , you would be bringing capital to the table so I am sure many people would like to do that with you:)

They have to surmise some valuation - people in divorces, bankruptcies etc need valuation on unique properties all the time. 

I would be happy to introduce you to people who are actively doing this. 

It just focuses on those people that missed out buying a home, even if it was for a minor amount, like the first couple in the article that got beat out by less than $10,000.  

People have been the only members or governors. 

It’s that kind of authentcity that makes people lean in a little closer.You’re already thinking about monthly meetups and a coaching program, which is great.

I am in the process of analyzing my next purchase and I was curious what resources people use to gauge how much they could rent a property for.  

I don't plan on selling; I'm mainly just curious how people make $ in these markets when rental rates are on the decline since COVID.
