New investor here.Thinking about end to end pipeline management for finding, closing, rehab, rent, hold/sell deals.What tools are you using to keep your information organized, clean, reportable, etc?

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

Other than lending limitations, I can't think of any cons - always better to have clean, segregated bookkeeping and general separation between what is "business" vs. what is personal.

They paid all prorated rent, deposit and cleaning fee in cash up front. 

Check out of the property and have your cleaning team do their job.

Overall our home is very clean, and that is mostly due to the fact that we pay a professional cleaner to come through and do all of the common spaces every 2 weeks.

I'm willing to travel to Miami once or twice a year and manage the properties from Spain, hiring a good property manager to address issues, find new tenants, manage payments, and clean the property for new tenants.

The owner of the landscaping company always gave us a hard time about cleaning up after ourselves and made it clear to avoid creating any tripping hazzards because his insurance premiums would skyrocket if anyone got hurt.

Normally this would be an automatic no, but these particular tenants are by far the best we've ever had and unbelievably clean.

The outside drain still has some cast iron pipe with some small tree roots in it and I plan to get a plumber to clean and reline the pipes with that blue stuff.
