In my version of all this, I like to land on a rehab once I already have a buyer picked out an prequalified and I know where they want to buy and I can walk a deal I have under contract and do a scope of work and upsell the cabinets,floors etc (manage costs) and the potential buyer is excited about moving into a customized new home instead of a used home.

In my newer leases in my pet addendum, I actually specify that they agree any damage caused by their pet is NOT considered normal wear and tear and that they agree to full replacement value no matter the age (including doors, banisters, flooring, cabinets, etc.) if it is caused by pet damage.

Set house rules, no smoking inside, kitchen cabinet space designated per room.I have a house 6 guys living there by the room. works out, they have a chore chart sheet like who takes trash down, who cleans bathroom week 1, weekly clean up of main areas on Sunday week 1 and they switch off weeks.. yup faces change but not to much of grief factor. they seem to realize that they all are saving some bucks with this arrangement.

You need to read your local jurisdiction's regulations.If you're doing basic stuff like painting, flooring, cabinets, trim, etc. then you don't need a permit.If you get caught doing work without a permit, you can be in for a whole heck of a lot of expense in terms of fines and they can shut down the "job site".
