I can understand both ends of the spectrum but I think it ultimately comes down to whether you trust him or not.

I'm concerned this will likely bring down my appraisal (especially because I'm at the lower end of the sqft spectrum, 950sqft / 3br / 1ba).

Yet somehow solution to this problem is to build products focused on a subset of the spectrum that the market tells us isn't profitable?

They own media, copper, fiber, cellular and satellite spectrum.

They are just somewhere along the spectrum of risk/return/Involvement/liquidity/other intangible factors.In direct REI investments, there is a lot of risk and personal involvement but potentially higher returns.

There is a vast ocean of different economics across the spectrum.

Personally I've developed a blend of investments across all spectrums (low, mid, luxury) to stay diversified and cap my downside for just such a crash.
