Realized that taking action - finding a roommate, actually screening them, following the letter of the lease (chargi late fees), calling plumbers, replacing the dishwasher or laundry machine - actually doing those things was the only way any of it would get done.

The water heater needs replacement, air handler filter is close to replacement along with the condensing unit, the dishwasher is inoperable, there is water damage below the sink, and the bathroom sinks have coating deterioration.

I agree, but I don't think anybody is asking the listing agent to perform a house inspection for them, just provide a good idea of what they're dealing with so they can decide if they want to move forward or not.To the untrained eye, a missing dishwasher may seem about the same as a missing A/C condenser (after all they're about the same size, right?).
