And @Gail Kaitschuck I will be adding some supporting 4x4" posts and sistering the existing roof trusses with 2x6"'s, along with getting the roof done (stripped and re-shingled).

Some different ways that have worked for me are writing tailored letters to property owners who's property fit what I'm looking for (ie pitched roof, mostly brick, etc), sending emails and calling for rent ads on Craigslist and seeing if they are interested in selling.

I’m interested in collecting “ground rent” with little to no tenant complaints ever … no trouble calls about leaky roofs or plugged up toilets or air conditioners that go out on the hottest day of the year.If the only real value here is that of the rental cash flow, what’s this thing worth?
