@Jide Alufa if you're investing for long term MF is the way to go, yes there are lots to learn @Justin Kane point investing in as a LP will get you the experience while reducing your risk as you'll be with operators who have a track record of performing.

A more supportive argument would be to show a rolling 5-year or 10-year average index that tracks values.

The inspection is an opportunity to (a) document the condition of the rental so I can track tenant damages from that day forward, (b) look into any maintenance issues the tenants may be concerned with, and (c) notify them that a new lease is coming and what that entails.As for rent increases, I don't ever recommend keeping tenants more than 10% below market.

The studio has large windows on both sides of the unit so i do not want to loose any of that natural light, and I am thinking of eitherA - Doing a full glass partition wall with glass door, with smart glass that can frost to create privacy when in use and allow sunlight when not in use to both sides of the apartmentorB - Doing a higher end full wall foldable partition on a track that closes the whole new "room" into a bedroom but can close back up and fold away to make it a studio again if not in use.Thanks for your input

People are saying 10-20 years you are on the fast track starting in 2020.

I live in a smaller and older suburb of Fort Worth where I am less likely to get tracked down (I see evidence of work on properties all around me that are clearly not permitted or up to code), but also know that the specs on the house will change with the appraisal district once I get the property refinanced. 

I would be communicating with my HML prior to the purchase to make sure we are all on the same track and once the offer was accepted let my HML know and get the hard proof of funds.
