If I'm gutting a house to the studs and fixing plumbing, electric, then new drywall, cabinets, tubs, shower, tile, flooring etc it costs me around $25 sq ft.  

I offered the bank $110k cash, since the rehab was at least $100k (conservative), including new roof, new AC. new electrical and plumbing all through, including new fixtures, appliances, floors and cabinets.

I have hanging folders in a filing cabinet for each company I own and for each property.

It looks very nice and it really depends on the cabinets/flooring/etc. to be visually appealing.It can be more expensive and the general rule noted above is very accurate that it is essential for higher priced homes.

I would say it depends on just how "move-in ready" you are expecting.If someone is sitting on a property that is in relatively good repair overall, with the exception of some paint, flooring, and minor kitchen updates (countertop replacement/cabinet refinishing) for example, as a result of inheritance or a property that may be more of an afterthought for whatever reason, then perhaps through direct mail you may uncover a handful of decent leads/deals whose owners haven't necessarily yet put the wheels in motion to get rid of a property that they may consider selling once they are given a slight nudge.

You don't want to buy and then find out it is illegal as a duplex.As an FYI if you wind up doing cabinets check out Building Material Outlet they have a location in Minneapolis they were Waaaay less then Home Depot here in phoenix, less then half the price and carried a lot of cabinets in stock here at their Phoenix location.BMO

It costs $75 and they have requirements like a shredder, a locked door, locked filing cabinet and separate space.

Did they just do new cabinets and carpet or replace electrical,plumbing,etc.?
