Great stuff - this type of regulation is somewhat counter-intuitively a lot better for investors than currently less regulated markets (where you don't know what could change dramatically in the future). 

By doing this, I can better match deals to their needs while creating a smoother and hopefully faster process for both the seller and the investor. 

Much better you place the burden on the seller than accept the responsibility.

Most come out ahead over an extended period of time by buying better quality assets where they perhaps have to leave some capital in the property but find themselves able to sell for real gains or refinance out appreciated equity and scale more effectively that way.

Right now, Dec 2024, on an investment property 4 unit there are some DSCR lenders with rates better than Fannie/Freddie. 

If you build new and do build a 4,000 sq ft cabin, you need to find a builder that can come in at that 300/sq ft or better even. 

I’ve gone back and forth on doing grocery cards, gas cards, or restaurant cards and feel the discount just works better for me.
