@Devyn Caraballo I’m in the midst of a 203k right now and in the beginning it seemed like things were totally coming together-I had a LO who had done about 20 of them previously so good experience there, the LO and the consultant had worked together before so that was good news.

Banks/Credit unions often (not always of course)  have "order taker" LO's which means they simple so not know how the sausage is made so other then simply W-2 income they often do not know how to handle it.and 2, they need an NMLS number and to have a license in the state of the property.

All that mortgage paperwork your LO asks you for, that's basically what you are doing, helping them manufacture something to be sold to the "War Department" (the Fed) for above-normal levels of profit (note that I'm not opining on if I think this is good public policy or not, I'll leave that to others).
