There is a myriad of information available for every property even in the free trial version so you can get a great feel for the power of using this.It has information on the owner, property itself, mortgage, comparables, prior or current MLS listing information (the actual photos, description, DOM, etc), and more.  

Retain all records including emails, voicemails, contemporaneous notes you took, the MLS listing description (and print/save it before the agent can edit incriminating evidence out), contracts - everything.This is a mess.  

Should I list one house and then include some other options in the photos and description?

I'd also start thinking about where in Colorado Springs you'd like to look- geographically, it's a large city, so identifying what's most important (house size v. being downtown v. being on the westside v. a new house v. school district) are all considerations that will put you different places in the city. 

Only if something significant has changed for the property or you feel like the current description hasn't been helping. 

Sounds like your maybe your being too picky on finding your apartment deals by your description .

I see laundry listed as a room, but not under appliances or the listing remarks/description.

Are there any geographical areas or strategies that anyone would suggest?
