There's no law against creating a fake document, but it is illegal to use the fake document.Have you seen anyone using these in your market?

@Tyler Brobst, the generation of income even though you have moved out is one good piece of documentation showing that you are using it for investment purposes. 

Insufficient documentation: A cost segregation study report is typically very comprehensive and often over 100 pages long including supporting evidence and detailed calculations.

That's a business purpose loan that doesn't allow owner-occupancy whatsoever, and you sign a document at closing agreeing to this. 

There weren’t tiers when I joined so I can’t speak to that but Pace puts in 20+ hours a week of live calls, there are hundreds of documents available for anything you need in RE, the students are all a family and team up on deals.

I would just hire a quality general contractor, for example we have weekly updates via company cam photo and video documentation.
