And some of these left HML in a tight spot borrowers could not access their draw money.. this happened just recently to Fund that Flip.. and their borrowers I know i got a call from one of them that was owed 300k in draws that was not coming.I can understand that rates aren't what they are when you close as when you get quoted, but if you offer a "rate lock" and use that term, you need to stick to it even if you aren't required by law to do so.

I do think i'm going to just have to bite the bullet and offer it for pretty low.

Thats a good reason to bring in no longer help myself in person to person negotiations on it.When I mention a revocable license agreement to continue use of the are in back, that is what the agent offered of his own accord and it and was explained to mean that if they were to need to do work there  I would not be compensated.

We offered 30K under asking and got it under contract, after the inspection we were able to renegotiate another 10K off of the property due to repairs needed.

We have found that the Midwest offers an attractive price per door that cannot be matched in any other region.

Put in offer, accepted Wooot. within inspection time period (Owner occupants) we went back and the electric was off and there was 3 inches of water in the basement.

My thought here is that these properties will have no mortgage associated, purchasing the property offers the opportunity to have the deed issued for the property.
