Yes, I just reread the court docs and this seems like the case -Yuong Clueless Guy bought the property at the hoa auction….not realizing the first mtg stayed with the property….it happens often.

I re-read your OP, and really your question is about the future, not about this deal it would seem.Again, who knows what the future will hold.

I reread your post and disagree with your characterization.. you make statements like throwing it into bankruptcy and dragging your feet..

I had the contractor's & insurance folks out before it had even quit raining, so I asked her to re-read her lease, reminded her that she owed me the balance of the lease & I would see her in court if need be.  

Again, go back and re-read your own posts before you answer.I understand you've not enjoyed this thread (or have you?) 

EDIT:As I reread your post, you are planing to sell right away that changes things a bit but adds a complexity.

Sorry I didn’t learn what you said til I reread what you said that most brokerages are free now.
