I get bed bug complaints every week in summer, because people leave windows and doors open and mosquitos come in. 

If you want more doors and pretty good cashflow I would say duplex.

It is an exciting process - but you never really know what you have until you open the door after winning the auction.

Back to the kitchens, I especially like the  (before) galley kitchen with the tile floor, and if there was a door opening at both ends at ADA specified widths that would be a nice feature too.Good Luck!

A next door neighbor, who really wants the prior owner gone, has kept me updated.Anyone with California experience and knowledge want to chime in? 

I have 8 doors that are investments.

We added $40K-$50K refinishing the hardwood floors, removing wallpaper, painting walls and updating the kitchen & bathroom with new cabinets, adding granite countertops and creating a BEAUTIFUL dining room off the kitchen that was wasted space as an enclosed porch, and also added french doors leading out to a newly-built pre-finished deck we added so the new owners could enjoy their gorgeous fenced in backyard.

I'm not sure what I want to do or what my options are.

You got the first part down on the Know by door knocking. but I would dress in a manner that is reflective of the community you are door knocking in.
