Im negotiating with a seller here in salt lake that may be willing to sell subto, the mortgage is 1200 and they rent it for 1800,Im new so I dont have the experience to answer the nitty gritty questions, or work with their bank on due on sale clause issues, they also have a second lien from refinancing, the seller said they could take care of that, If anyone is interested in the property or has suggestions I would greatly appreciate it!

From my understanding, and I am not an expert so take this with a grain of salt, the equity in the property would be the difference between the appraised value and what you "owe" on the property.
