Im negotiating with a seller here in salt lake that may be willing to sell subto, the mortgage is 1200 and they rent it for 1800,Im new so I dont have the experience to answer the nitty gritty questions, or work with their bank on due on sale clause issues, they also have a second lien from refinancing, the seller said they could take care of that, If anyone is interested in the property or has suggestions I would greatly appreciate it!

From my understanding, and I am not an expert so take this with a grain of salt, the equity in the property would be the difference between the appraised value and what you "owe" on the property. 

The Salt Lake Board of Realtors did a little mini study and found that actual home prices in Utah County were on average almost 10% off from Zillow.

However I will be moving to the Salt Lake City, Ogden area of Utah in a few months.

@Kerry Koroma I am new to REI, so take my advice with a grain of salt, but I have a few ideas. 

I do get that it's in his interest to say that so I take it with a grain of salt..

Of course, take this with a grain of salt not knowing the area you are looking to invest in, price of homes, etc. 

But I also keep thinking the Lions might win the Super Bowl one day so take that with a grain of salt.
