A wild guess …….

Unless your agent is really familiar with renovations and investing, your expectations on what can be done and timeline will be wildly different than what a contractor will say. 

Since we don't appreciate wildly we don't have the big drops when the recession hits.

I read it again after I posted it and I had original thought you were going hog wild with a 250 unit place you owned and doing all STR with it!

If you're buying a home for $350, putting $100 into it, and expecting an ARV of "$500 - 600" then I would argue you're in over your head.You should be able to nail the ARV down but you've got a range of $100,000 which sounds like you're making a wild guess.

The homes around here (unless they're in an HOA) can be wildly different from just the house next door. 

Now that you've had a taste for real estate, you're in for a wild ride!

Finding that first deal and diving into it is a wild ride that you either love or hate!

Your expenses will vary wildly based on the use.

The building dept was my last stop today in being sent office to office on a wild goose chase, but the line was too long to bare, so I'm going to try back tomorrow.
