I am a member of some national masterminds that meet in a facebook group or similar mediums, but it tends to come across more as courses/education that benefit the administrator and are tailored towards amateur new members with little experience (nothing wrong with that!). 

Like everyone said, each market is different and you should find markets that tailor to your goals of LTR markets and even then, some just adjust by finding value add opportunities to add units or house hack.

There is a company called Remote Lock that can tailor an entire property with common areas and even gates to how you want it.

One on one coaching or mentoring that is specifically tailored to YOUR goals and desires, while sometimes more expensive, can provide results quicker and more focused on YOU.

They are tailored to each state's individual landlord-tenant laws.

You can tailor it to fit whatever needs you have!

That's what's beautiful about real estate, it's not a one-size fits all, and it can be tailored to  your specific needs.       

It's not impossible, but it is a big challenge for the amateur writer to overcome the hurdle of putting themselves in their clients place, and crafting that well tailored letter that provokes a response.At the end of the day, it's all about that response rate so putting those words together to get that is very important.

@Jason Jenkins I know of a similar situation locally where an investor bought and renovated properties tailored to one specific nonprofit agency.

You’d just want to add some more language in there to tailor it to your/the househack’s needs.
