Actually, not that bad for a Class D Neighborhood, but there are so many BETTER streets in Detroit.

5 bed 3 bath house ) For unexpected changes, we couldn't afford mortgage, we rented as Short term rental. 

Because if your house hacking I recommend you purchase a 3 bed, 2 bath, 2 car garage.

I know the OP included a map, but I still don't want to assume.That said, just about all of the City of Dayton can be evaluated on street-by-street, block-by-block basis.

Here I'm thinking it'll be easier because there was literally a house there before and there's already electric, sewer, water and gas at the street to connect to.
