Other things shes complained about is the toilet having a black ring in it which could easily be cleaned off, that's only from water sitting in it for a month, Water heater being tripped and power being tripped because she tugged a adaptor out of the wall and broke it off into the outlet.

Minor plumbing and electrical things (new faucets, new outlets and switches) you can usually do after you move in.12-year-old HVAC is not too big of a deal, in my opinion.

But recessed lighting, switching outlets out, drywall repair, etc is a fairly inexpensive way to start getting some hands on experience.
