That seems a bit heavy on the front end, especially if the client is paying for or buying the materials, and leaves you pretty exposed on the back end if they decide they're not happy with your work or final price...

As it has been explained to me, if your choice or carriage of your "nonlethal" weapon causes you to commit a felony in the act of defending yourself and/or someone else that results in a death you are also open to felony murder charges.There's a book I heard about that explains the proper use of a flashlight in a self defense situation while mitigating exposing yourself to manslaughter charges should someone die.

The benefit to Hud is that they do a quick walk through the property for you so you can bid away with out haveing to go to the property, this is nice, also a few postings have mentioned that they have lost their earnest money, I too have lost my earnest money however after the fist time I learned my mistake and all you have to do to back out of a contract and get your money back is expose somehting they did not in thier walk through, this happened to me on my last hud deal, I found a water leak they did not mention stopped the deal and got my money back.

The nice thing about owning a quality note is the should a better opportunity present itself, you should be able to liquidate it rather quickly (partially or in its entirety).Owning long distance rental property is, IMO, a good way to expose yourself to a lot of headache.
