Holding a negative cash flow property is not a wise investment.

I've been looking at some off-market deals recently but haven't jumped for anything yet (some have been in pretty rough shape and don't feel it would be wise to take that on for my first investment).

@James Wise Do you agree with Josh's estimate of 15% down, or have you heard of lower?

then you simply dial in what you want to make % return wise and it will spit out what you should pay for the note in todays dollars.. 

@Roy Gutierrez you are saying wise words.

As a buy and hold I’m not sure it makes sense numbers wise.
