Are there any Massachusetts builders that work south of Boston that will construct a basic rental grade single family property for around $100 per sq ft?

Besides the ubiquitous letter grade, what actually makes the building class a C vs an F aka a war zone?

I'm trying to pickup my first rental property in Cleveland and I've read a few Ohio forums including "Grading Cleveland Neighborhoods" - https://goo.gl/NP3hNE and it sounds like an "ok" rental market (at least 9 months ago when the thread was posted).

Just like in grade school with the playground bully, but as I recall, standing up to them is something they don't expect and they usually back down.

It's true, you can find some 2%+ opportunities in the Cleveland market, but you should note that they will almost all be located in D-F grade neighborhoods. 

@Dominic Pizzi when I was starting out, I bought a B-grade property every year that I house hacked (I had housemates). ...if you can tolerate having housemates (or living in a duplex/tri/quad with tenants next door), then this is often a better approach than buying a property with an investment loan, because you get all the advantages of an owner-occupant mortgage (lower DP, lower rate, better terms all around).Also, you mentioned student loans.

For the industrial building, we may tear down part of building and search for a medical office use or pharmacy chain, etc.
