It's often because people don't want to do the research or work necessary to get prepared to invest so they do things like talk about LLCs, scaling, and look online at hundreds of properties before ever seeing one in real life.The antidote is to go to real estate investing meetups, as many as you can, and never miss.

San Diego is expensive to Purchase, maintenance and cap ex is expensive, property tax at purchase is expensive in terms of dollars (average SFH prop tax at purchase is ~$1k/month in San Diego), new retail (MLS) purchases are negative cash flow when allocating properly for expenses, it is tenant friendly in terms of regulations but this is largely due to the big advantages LL have due to crazy low vacancy rates.  

It takes a few minutes online.

Online research will only get you so far.

@Kristoffer Ruohonen I have an online commercial multifamily group you could join and am just about to launch a German/European one as well since many many parameters are much different in these countries.

We have been doing our homework, educating ourselves by reading books and watching educational videos online about how to better structure a company/ies for real estate investing.

There is also a way to do that with TurboTax desktop (but not the online version).  

If your business needs to be in a certain place, try to reach out to more people in other towns or online in bigger places.
