Our charge is 25% of gross monthly rents after the cleaning fees and Waivo damage insurance fee; both of which is just a pass-through.

@Pramod MahadevanI'm in Lake Tahoe Nevada and this has become an issue with many larger and smaller condo complexes because of the multiple insurance claims from snow damage last year the insurance companies were dropping policies or charging crazy prices. 

He said I see no damages that I would consider beyond reasonable wear & tear.  

In case of any damages or incidents, not looking to replace my W2 just yet.

It replaced a cheaper stick-on flooring that came with the house and got damaged by minor water ingress in heavy rain.

Pretty much stating I won't let this go to litigation/eviction for any missed rent (didn't pay for Feb) or damages.

On the brighter side, I no longer get stolen from every month and was able to find out about $3,000 of damages that were ignored by management previously and get it fixed before it caused bigger problems.

To make things more complicated, there was already some cosmetic damage on this driveway from my contractor accidentally running a pressurewasher on the curing concrete and leaving spinning brush circles in one corner. 

Has anyone used a collection agency to get unpaid rent/fines/damages etc without going through an eviction process?
