Are you thinking of putting sparkly hearts on the document to demonstrate your creativity, is your pain point the down payment and you're trying to navigate that with seller financing, is the issue that the in-place tenants aren't paying rent? 

If you're uncomfortable with documents, get a business lawyer to write them for you.

Sometimes there are LITERALLY MAPS on the sections being revitalized… Reading through these documents gives you a TON of insight… it’s basically insider trading but COMPLETELY LEGAL my friends….

I highly recommend you print, read, study, highlight, and keep this document handy.

That is a legal document that the lender needs to be involved in.

That way I have it documented up front.
