I have 3 office buildings and about 60 student rentals comprising ~150 kids and I've been paid ~44k out of ~86k or just over 50%. 

I must say though from a comprise of cost of living and weather considerations....IMO, Vegas is the best mix (SoCal is only 4-5 hours away if you want to hit the beach). 

The neighborhood is C class comprised of solid, blue collar people according to the BP community.Am I missing something?

Can anybody direct me to stats sources that show # sales and avg prices in each of the neighborhoods/markets that comprise the greater LA area?

I have seen  people turn an everyday average "carpet, paint, baseboards needed" into a full blown new custom kitchen with soap stone counters and marble floors throughout and wonder why and how they spent $60K when I told them it was $15-20K tops for the neighborhood.
