Quite frankly I am looking for a new challenge and skill set that can learn, use for myself, pass on and ultimately free up my time to enjoy some traveling and investing into my values which include doing what others simply  are not willing to do, elevating others, humility, health and doing the things that make you smile and excited for a sunrise. 

It gives them some time to comply and allows you to elevate it if you ever catch them, and demonstrates that you took action.

There are just not enough properties on the market, so the prices are elevated.

For example, let's say that during a 100 yr rain event (chance of happening once every 100 years) the water level near your home reaches an elevation of 100 ft above sea level (generally use a datum referred to as NGVD).  

You'll need drawings (plans, elevations, etc) to submit for permit, I would highly recommend you work with an architect or designer rather than the builder for the drawings unless the builder is design/build. 

The creek by my primary house is .7 feet from being at the 500 year mark as far as the elevation.

They wont flood there as its the highest elevation on the gulf coast in the US territory.

If you need to be more creative due to income, etc, then look to someone like 1stBank, Bank of the West, or Elevations CU.
