What about dishwashers, washer/dryers - are they secure and do they have a pan or drip surface to keep those from damaging floors/walls? 

Personally I think the numbers are too tight with turnkey -- if you need a new dishwasher for example, between the costs of the machine, cost for maintenance and cost for management, you may wipe out your year's profits.In addition, with turnkeys I'm concerned about the turnkey operator's motivation.

The last 2 guests we had were AirBNB (our only 2 this year) and the took a beach towel, took the waffle maker, broke the window, trashed 3 bath towels, used an entire bottle of dish soap (to make bubblebath I assume) and took about 50 Cascade dishwasher pods.

Never had any trouble--most people loaded the dishwasher, took out the trash, and left me plenty of high end liquor, groceries, and even a new iron.

Dawn is right about having to have a real estate lic.

Not having a dishwasher is also a pain if you don't know this up front.

Realized that taking action - finding a roommate, actually screening them, following the letter of the lease (chargi late fees), calling plumbers, replacing the dishwasher or laundry machine - actually doing those things was the only way any of it would get done.

Eventually replaced dishwasher and clothes washer.
