That question is the subject of deep and endless debate.

It seems you might - deep down inside - be a little upset about this, but understand that for whatever reason they prefer you not attend.

I have an R3 lot to develop in "Tony" West LA 90064.  100 foot frontage to the street and 150 feet deep.

If I were you,  I would research the different types and see what fascinates me the most and then do a deep dive into that topic.  

Hi Wei Jie,The strategy can work as long as you have positive cash flow and deep reserves to sustain you through different cycles of the market.

So far I've been relieved to own them in cash because the first 12-16 months I had to fix/replace/upgrade a lot of things that the previous landlord(s) neglected as well as deal with some bad inherited tenants.

They may be relieved to see something going on and probably will be happy to work with you.

Holy Cow this is a ton of good feedback thanks everyone, kinda relieved in a way (sorry :) ) that I am not the only one who has experienced this. 

Some coops have flip or sale tax which if you ignore or miss can cut deep into your profit.2.
