Jorge,I am by no means bashing you, but it seems like the title company which you hired is perhaps not as familiar with subject to or other creative financing positions.

I strongly believe in only hiring through verified contacts.

It's only the small, less sophisticated law firms that make you call them and speak to a rep.

.- While self-managing either type of property is possible, if you hire out property management you'll pay a higher percentage for a skilled MTR manager than for someone to manage your Section 8 property.- While MTRs can be any size property, the bedroom/bathroom count is really important, especially with larger properties.

If managed by the owner currently and you plan to hire people add in a 30% loss of revenue.  

That's not worth 4 months of rehab, hiring contractors, and swing hammers. 

They’d hire someone to clean and paint, and put the house back on the market at a slightly below retail price.  

I would imagine that the company they hired can monitor all of the STR websites for listings.
