@Chase CannonThe first thing I would do is come up with your crystal clear criteria, build a team (PM/GC/Lender/Agent), and have them start funneling your deals.

Unless you have a crystal ball you won't be able to predict the time, but you can put yourself in the right place by getting as close to the industry as possible via networking and some of the other things mentioned above.

Additionally, with this type of tenant, you must make it crystal clear that they are not permitted to do any work of any sort on the property ever, no building, no painting, no changing of anything.

I converted my house of 7 years in Minnesota right outside Minneapolis (Crystal) into rental in Oct of 2016.
