so we had to amend the order then another 3 months went by and the title company transferred title based on the new order.. lady never did sign the deed.. and then of course she would not move so we had to evict that took another 6 months.So as you can see anyone can say just sue for performance but in reality not so easy .. and average person just will not do it once faced with the costs and the time..
