Once in a rare while, I dont even see a future rent number listed on a vacant unit which lowers the cap rate and GRM significantly so you have to do your due diligence to uncover a gem.

There are still gems in the city.

It is a good thing that you didn't know that finding great deals off the MLS and making money in an expensive market like LA is supposed to be impossible (if you believe everyone else), otherwise you may have missed those gems.

But @Damien Clark my only 'gem of wisdom' is that no matter what budget you give a designer, in the end, they will have gone over by almost 100%.
