I mean it’s not a bad thing and it doesn’t mean be super cheap but it will end up costing you much more then any gesture could be worth and won’t add much value. 1000$ dishwashers are nice and may move a tenant in faster theoretically but fixing one can be stupid and people don’t use more then a few settings on it anyways!

First floor laundry, mud room, outdated kitchen without dish washer or spot for microwave (maybe fixable).

Dishwasher is $350-500.

This could continue for another 10 plus years as housing here (which seems expensive to me) is still extremely affordable compared to the the northeast and west coast  in the SF bay area and of course some of LA  NYC  Boston north side Chicago and some other areas.. but I just look at the first house in bought in Milpitas in late 70s for 75k  brand new construction 1400 sq ft rancher.. today just under 1 million.I then bought a house in Palo Alto early 80s for 185k..  3 and 1 900 sq feet built post war.. did not even have a dishwasher or garburator.Today value well over 2 million   684 Encina Grande Palo Alto Lots in Palo Alto are now 2 million.  

I got a $900 Bosch dishwasher with a broken hinge for $236 & the hinges were $13 a piece on-line.HD will rarely budge as much but they'll sit on returns for months before just dumping them. 

After adding a small washer/dryer, sink, dishwasher, cabinets and a countertop, the plan is to give it out as a rental.

Literally since the dawn of civilization.
