  :)  My question is 2 fold:First, would it be wise to create an LLC as the "property management company" for my personally held investment properties? 

It actually is not cash flow positive if not generated solely by the merit of the property itself.If buying cash flow is your approach to wise investing then in theory every property can be cash flow positive.

For 79 units you would be wise to hire a PM company that will provide on site managers.  

I understand that when you have a mortgage it’s wise to put a little money aside every month for when your property is not rented.

The trust beneficiaries might be totally different than heirs in a Will...Either the investor is an attempted skimmer but is inept which is good I guess, or the owner got wise to what the heirs were doing (and the investor is the victim) so the best way to protect the property was put into in a trust.  

Last year while interning, I began my 45 minute commute where I decided rather than listening to songs on the radio that I've heard a million times, I should instead be using the time wisely and educating myself.

The only reason I tend to lean towards tiny houses or like wise is to cover the basis of possible movement of the course in the future.
