I can't say the area is oversaturated when we receive nearly 11-14 million visitors annually through here.

If your occupancy rate is not too high at the moment and you believe you can attract more visitors than sticking with an STR model and attempting to improve your marketing would be a good strategy to try.

I also agree with those restrictions with gate codes and other pilot neighbors might not like non-aviation visitors to come in, etc.

With 4-5 tenants, you could have 8-10 people if the tenants have overnight visitors. 

I like national parks bc there is a lot data on visitors.

Pigeon Forge is extremely similar to Branson in terms of visitors a year and activities.
