I am looking to buy a house out of bankruptcy and noticed that it had 2 permits ( plumbing trade permit and building alterations permits) that had been pulled 13 years ago. 

This is an in-ground pool. the yard is fenced but i still need to check if it fits county/state code. and i am currently talking with my insurance company to for the insurance to be altered.

Rather, I need to add someone to my team that can translate that world to my world as that would have a far better chance of succeeding. 

You may be an experienced investor, landlord, flipper, wholesaler, etc - but that does not translate to being a good agent.

every market has its ups and downs.. however if your trying to buy assets under fair market values then markets with low value assets  lots of rentals lots of non English speakers tough ghetto areas.. those are all ripe for that business.. next time you get someone on the phone ask them to put their kids on the phone to translate.

Ultimately, we passed on it because it was in an historical neighborhood which required approval from the local historical society before major alterations could be made to the property and the numbers just did not make sense.

-We'd like to structure it so that deciding to BRRRR instead of sell a property is a choice that can be made at any point in progress without altering structure.

For example, a $15k price drop because the property needs $15k worth of sounds great - but the translation there is that I need to also come up with $15k to have the work done - more $ out of pocket.
