I am adding value to my primary residence by adding a shower to a half bath and adding interior square footage by insulating the laundry room portion of the garage.

If cabinets are in excellent shape, leave them alone.Accent wall adds no value.Would need photo and layout of existing bath and proposed bath and total rehab cost to tell you what value it adds, my guess is it adds $5000 in value or less.

Rent is so crazy here young professionals are willing to pay 800 a month for a bedroom with shared bath.

1300sqft 4 bed/2 bath SFH versus 1300sqft 2/1, 2/1 duplex.assuming same area, both new builds, same finishes etc etc. 

But since this isn’t the traditional bank I can walk to down the street, what is to stop them from receiving my sensitive information and running off, stealing my identity, etc.Thanks for reading!

The house has 2 beds 2 bath upstairs where me and my girlfriend will live, and a walkout finished basement with 2 beds 1 bath downstairs.

There is a strong rental market in Sherman Texas so I imagine the rent could be more than $1,000 but the property is only a 2 bed 1 bath. 

Maybe even a 7th bedroom /w bath by converting part of the garage.That kind of modification might hurt the resale appeal to a future owner-occupier, but let me tell you, it's STR gold. 

Also noticed on the same street where I'm about to get a new build have rentals that's been sitting there for a while.My questions are:-are the price cuts in CS area and longer time on market for rent a sign that this is not the market for me to get into?
