Like my boy Caleb said ,The credit thing I’d overlook if it wasn’t a great area .. the income being low and history of not paying bills I would be hesitant and would need to really dig deep into what happened .

Without income and existing homes it will take extremely deep pockets to make it profitable and a very long time.
